New Tenant Announcement: On Nov. 8th. 2009, Cox Communication,(http://ww2.cox.com/business/lasvegas/home.cox ) signed a lease with our Nevada subsidiary to take the space next to Chipotle's. The building is now 100% leased. Cox Com is currently undergoing their tenant improvement construction and will be open for business on Jan. 1st, 2010.
This building was built-to-suit for Blockbuster Video in 1992 and was acquired by LL & A's subsidiary in 2002. We terminated the Blockbuster Video lease, vacated the whole building and took back possession in the summer of 2008. The building exterior was outdated, tired and unattractive when we took it over. It was unfit to entice good new tenants. So we hired prominent local architect (RSJ Architects of Las Vegas) to re-design the exterior, added height, update building colors and changed the building exterior to a more "cubistic" style. We also hired local contractor to upgrade and added more power to the electrical panels, brought in more trees and drought resistant ground cover for the landscape area, updated ramps to the recent ADA requirement and reposition store front to prepare for a multi-tenant occupancy. Building exterior renovation started in October, 2008 and completed in April 2009.
